Neighborhood Spotlight: West Lake Hills

Initially developed in the 1970’s and 80’s West Lake Hills is an affluent community nestled between downtown Austin and Texas Hill Country. The community is just 4 square miles and has regulations dictating a minimum of one-acre lot size.  

West Lake Hills provides some of the best views of the city, including downtown and Lake Austin. There are around 1,000 homes in this private community with its boundaries making up the acclaimed Eanes Independent School District. It is mostly residential, but allows easy access to most recreational attraction including Lake Austin, Barton Springs and various greenbelts. Just 10 minutes from downtown Austin’s vibrant scene, you can enjoy both privacy and convenience.

Originally the area of West Lake Hills was a poor and rural community. During the early 1900’s most families living in this area then known as, Eanes, lived off the land and were without running water and sewer service until the 1930’s. In 1936, Bee Cave Road made the commutes into Austin much easier. By 1953 there was a substantial increase of inhabitants. To maintain their private lifestyle, residents voted to maintain their independence from the city of Austin and won with a vote of 70-0.

Around 3,000 people live in West Lake Hills today and it remains one of Austin’s most desirable neighborhoods. Homes in this neighborhood range from around $700,000 to more than $10 million and vary in their design. Highlights:

Eanes School District: The first Eanes School was built in 1872 and Eanes Elementary now stands where that one room log cabin once was. It is noted as being the longest continuously operating public in Texas. Each one of its 9 schools are rated Exemplary.
